What Makes N10 One Of The Most Desirable Areas In London?

The scoop on what you can expect from a move to Muswell Hill – think extraordinary views, outstanding schools, a safe village vibe and great pubs.

London boasts a number of ‘villages’, but few have the homely community appeal that exists in Muswell Hill. Situated in postcode area N10 of North London, Muswell Hill towers high above the capital, offering tremendous views of the city beneath it. The area was mainly rural pastures until the end of the 19th century when nearby Alexandra Palace opened in 1873, and property development work began in 1896 when some prominent mansions made way for the arrival of the Broadway shopping parade. Life may have changed somewhat since then, but Muswell Hill still remains a highly sought-after suburb of the capital, somewhat removed from the crowds and smog of central London.

Transport Connections
Unusually for a popular London area, Muswell Hill has no tube station, nor is it on a railway line. Instead commuters into zone 1 can use bus routes such as the 43 to London Bridge or the 134 to Tottenham Court Road. For those that require a tube station, regular buses to East Finchley or Highgate make it a breeze to catch the Northern line. Rail options exist at Hornsey or Alexandra Palace which both offer routes into Moorgate in around 20 minutes. So, despite the lack of its own tube station, Muswell Hill is more than adequately connected.

Properties
Most of the Muswell Hill area is subject to conservation rules so Edwardian semis and terrace houses are dominant in N10. Many of the larger mansion homes have previously been split into smaller flats, but due to the demands of families arriving into Muswell Hill, there has been a strong calling for these residences to be returned to their former glory as single-dwelling properties.
As far as new-builds go, there are a number of interesting conversions in the area. Woodside Square for instance is a former hospital that has been transformed into 159 properties, consisting of 1 to 3 bed flats, and 3 to 4 bed homes.

Schools
Aside from the safe, villagey vibe that Muswell Hill exudes, the prevalence of outstanding schools in N10 is a huge draw for families who want the best free education that they can obtain for their children. Of course, catchment areas are always a consideration when moving to the area and Muswell Hill estate agents find that rental homes on the edge of catchment zones are in demand near Alexandra Park School which has been rated ‘outstanding’ by Ofsted.

Things To Do
The Broadway is the main hub of activity in Muswell Hill. Here you will find everything from local patisseries, to gastropubs, family-friendly restaurants and boutiques. Take a stroll down the Broadway on a Saturday afternoon and you’ll happily while away a few hours hopping from the coffee shop to the bakery, perhaps bumping into a neighbour or two along the way. However, if you’re looking for something a bit more rural, then simply visit the nearby Highgate Wood for a gentle stroll.
